"How do Airbnb and short-term rentals affect housing and communities? Locating the origins and success of Airbnb in the conditions wrought by the 2008 financial crisis, the authors bring together a diverse body of literature and construct case studies of cities in US, Australia and Germany to examine the struggles of local authorities to protect their housing and neighborhoods from the increasing professionalization and commercialization of Airbnb. The book argues that the most disruptive impact of Airbnb and short-term rentals has been on housing and neighborhoods in urban centers where housing markets are stressed. Despite its claims, Airbnb has revealed itself as platform capitalism, incentivizing speculation in residential housing. At the heart of this trajectory is its business model and control over access to data. In a first narrative, the authors discuss how Airbnb has institutionalized short-term rentals, removing long-term rentals, contributing to rising rents and changing neighborhood milieus as visitors replace long-term residents. In a second narrative the authors trace the transformation of short-term rentals into a multi-billion-dollar hybrid real estate sector promoting a variety of flexible tenure models. While these models provide more options for owners and investors, they have the potential to undermine housing security and exacerbate housing inequality. While the overall effects have been similar across countries and cities, depending on housing systems, local response has varied from less restrictive in Australia to increasingly restrictive in the United States and most restrictive in Germany. Although Airbnb has made some concessions, it has not given any city the data needed to efficiently enforce regulations, making for costly externalities. Les locations de logements via la plateforme Airbnb sont de plus en plus fréquent en Belgique, en particulier des "logements entiers". Nous nous interrogeons sur la rentabilité que peut obtenir le propriétaire en utilisant ce type de location, de même sur les facteurs qui peuvent influencer le taux d'occupation, la façon dont les revenus sont imposés, etc. Nous établissons une étude comparative à la location classique de logements qui se rapproche de celle via Airbnb. Rental accommodation via the Airbnb platform is becoming more common in Belgium, especially "whole dwelling". We wonder about the profitability that the owner can obtain by using this type of rental, also about the factors that can influence the occupancy rate, the way income is taxed, and so on. We establish a comparative study to the conventional rental.

The sharing economy and collaborative consumption are attracting a great deal of interest due to their business, legal and civic implications. The consequences of the spreading of practices of sharing in urban environments and under daily dynamics are underexplored. This Special Issue aims to address if and how sharing shapes cities, the way that spaces are designed and lived in if social interactions are escalated, and the ways that habits and routines take place in post-individualistic society. In particular, the following key questions are of primary interest: Urban fabric: How is ‘sharing’ shaping cities? Does it represent a paradigm shift with tangible and physical reverberations on urban form? How are shared mobility, work, inhabiting reconfiguring the urban and social fabric? Social practices: Are new lifestyles and practices related to sharing changing the use and design of spaces? To what extent is sharing triggering a production and consumption paradigm shift to be reflected in urban arrangements and infrastructures? Sustainability: Does sharing increase the intensity of use of space and assets, or, rather, does it increase them to meet the expectations of convenience for urban lifestyles? To what extent are these phenomena fostering more economically-, socially-, and environmentally-sustainable practices and cities? Policy: How can policy makers and municipalities interact with these bottom-up and phenomena and grassroots innovation to create more sustainable cities? Scholars responded to the above questions from the fields of urban studies, urban planning and design, sociology, geography, theoretically-grounded and informed by the results of fieldwork activities.

De hotelsector en deeleconomie zijn vandaag onlosmakelijk verbonden. Deeleconomie verwijst naar het fenomeen dat particulieren en bedrijven dankzij het internet goederen en diensten met elkaar kunnen uitwisselen en delen. De twee belangrijkste nieuwe accommodatievormen uit de deeleconomie zijn couchsurfing (niet commercieel dus niet opgenomen in dit onderzoek) en Airbnb. Airbnb, oftwel AirBed & Breakfast, ontstond in 2007 toen de drie oprichters de huur van hun pand in San Francisco niet langer konden betalen en besloten om gasten op luchtmatrassen te ontvangen om wat bij te verdienen. Vandaag is Airbnb een miljardenbedrijf met ruim 7 miljoen accommodaties, verspreid over meer dan 220 regio's wereldwijd. Vanzelfsprekend is deze relatief nieuwe vorm van alternatieve verblijfsaccommodatie van invloed op andere accommodatievormen maar ook op de (lokale) economie en heel wat andere maatschappelijke en politieke uitdagingen zoals duurzaamheid, innovatie, ondernemerschap, wetgeving, fiscaliteit, (massa)toerisme, enz.

Airbnb, Google, Amazon et Uber entendent fabriquer la ville du XXIe siècle. Va-t-on les laisser faire ?
