Abstract

This dissertation is an exploration into the fields of sustainable development, property investment and valuation. It investigates the rationale for immediately and rigorously integrating sustainability issues into property valuation theory and practice and proposes theoretical and practical options for valuers on how to address sustainability issues within valuation reports. It is argued that the perception of property as a commodity is changing to emphasize sustainable design features and performance characteristics as important determinants of a property&#65533;s worth and market value.

Abstract

Since buildings are responsible for approximately 40% of the EU energy consumption, the building sector is considered as the key element of European energy policies. From these policies comes the European Energy Performance of Building Directive (EPBD) that sets a clear direction for the full decarbonization of the European building stock by 2050. Within the Belgian context, the application of the EPBD is translated into Energy Performance Certificates (EPC) that are based on energy simulation softwares.&#13;However, with the current direction of the European building sector that sets goals for achieving high-efficiency buildings, and with the constant climate change, an overheating risk is in question. This overheating risk has never been assessed in the EPC certification tool; therefore, this study aims to evaluate this overheating risk within the EPC tool of the Walloon Region, by using a verified dynamic simulation software “DesignBuilder.”&#13;The objective of the study consists of establishing an energy simulation model of a verified case study within the Walloon Region and assessing its overheating risk compared to the DesignBuilder software, where the obtained results confirm a 216% difference in the overheated hours. As an additional contribution of the study, long-term discomfort indicators are applied to the simulation results to quantify the sensitivity of this overheating risk regarding climate change, where the obtained results confirm a minimum of 44% chance to resist climate change. Finally, the contribution of ventilative cooling is assessed within the simulation model, proving an 82% potential as a mitigation strategy.&#13;The results of the proposed study emphasize the need to improve the current legislative framework of the Walloon Region by adopting the set of long-term thermal discomfort indicators that allow the classification of the building regarding future projections, and the necessity of adapting dynamic calculations instead of static based estimation.

Abstract

The project developed in the company and exposed in this thesis consists of the creation of a performance review process for the distributors of Brunswick Marine in EMEA. This American firm is the regional headquarters of Mercury Marine, the well-known boat engine builder, for Europe, Middle-East and Africa. In order to supply their products, the company works with distributors in countries where they have a poor knowledge of the market.&#13;The review process had to be constructed following the principles of the Balanced Scorecard. Moreover, the integration of the scorecard in a business intelligence tool, Power BI, was also required to turn the tool into a dynamic and functional one. This system will allow the company to collaborate better with its distributors by targeting strengths to maintain and weaknesses to fill.&#13;During the first stages of the project, I got to know the company and its actual communication system with the distributors. Then, an analysis of the distributors evaluation processes in similar firms that Brunswick Marine in EMEA brought an insight in their best practices.&#13;During the improvement stage, a new performance review process was put in place. This structure is constructed in waterfall from the global strategy of Mercury Marine to specific objectives linked to the business of the distributors. Furthermore, indicators allow to measure the performance of each distributors on those objectives. Finally, a scoring system distinguish the best distributors.&#13;The technical and organizational constraints of this project imply that only a part of the objectives was integrated in the performance review process immediately usable with the distributors. Various indicators have been proposed in the recommendations section for a future implementation. Nonetheless, enhancements must also be undertaken on the scoring system and on the business intelligence tool.

Abstract

The organisational performance, due to its impact on the success and profitability of companies, is a subject that economists and the scientific community have long studied through analyses and interviews carried out with field experts. The current context of globalization has reinforced the relevancy of performance analysis as a differentiation factor in an environment where competition between firms has increased. This thesis aims at analysing the performance of PFS Belgium, a services company operating in the field of e-commerce, on behalf of its main client Pandora, based on key performance indicators defined in agreement between both parties. In this thesis, we will explore various aspects of performance sometimes set aside in favour of operational objectives that allow to meet the short-term profitability requirements.&#13;First, we will focus on enriching the performance reporting tools by adding new indicators to the pre-existing basis. Then, we will select the most relevant indicators, that will constitute the baseline of future analyses. A second internal analysis will aim at prioritizing indicators by decreasing order of their contribution to the objectives defined by Pandora and PFS. Afterwards, we will subject these key performance indicators to different types of statistical analyses in order to identify the relationships occurring between them. Based on these relationships, we will use prediction models that will assist the company in organising its activity based on the expected results. Next, we will carry out an external performance analysis using the benchmarking model. We will compare the values of Pandora’s key performance indicators with the corresponding values from the industry of reference, that of online jewellery. This external analysis will help the company understand its position on the market and adapt its practices accordingly, using the recommendations made in this thesis.&#13;The analysis template and procedure will be handed over to PFS managers in order to be replicated to other business clients in order to answer their needs. Finally, we will briefly list the limitations of this thesis.

Abstract

In an increasingly fast-moving automotive market, it is essential for car dealers to anticipate future consumer behaviour. In order to beat competitors, swift action is required. For this purpose, the management team of Discar Liège wishes to develop its control system by choosing the appropriate performance indicators, which will be decisive in order to make the right decisions. &#13;In this paper, the different steps followed to obtain a dashboard tree and efficient KPIs are described. Firstly, the control process and indicators currently in use are analysed. Secondly, the stakeholders’ needs and the causes of existing issues in terms of data representativeness are detected. Then, research is carried out in order to develop a control system and dashboards adapted to dealership and automotive world specificities. &#13;At the end of the study, recommendations to address existing problems are made. A process for producing and delivering dashboards, tailored to the current situation, is also suggested. Lastly, dashboard templates are proposed. &#13;The suggested KPIs should allow an early detection of the sector developments but must be continuously reviewed in order to be perfectly aligned with the Discar Group’s strategy.

Performance staat voor het expliciet maken van informatie over de prestaties van een organisatie, inclusief over de manier waarop die gerealiseerd worden.De doelstelling van PM is het aanwijzen van punctuele of structurele verbeteropportuniteiten, door het continu opvolgen van resultaten, inspanningen en managementbeslissingen, de vergelijking met de vooropgestelde targets, en de beoordeling van geregistreerde afwijkingen. De reeks beoogt een zo breed mogelijk overzicht te geven van de logica en de meerwaarde van PM vanuit het perspectief van verschillende disciplines. Abstract

Although both domestic and foreign private banks have gained ground in MENA in recent years, state banks continue to play an important role in many countries. Using a MENA bank-level panel dataset for the period 2001-08, the paper contributes to the empirical literature by documenting recent ownership trends and assessing the role of ownership and bank performance in MENA while accounting for key bank characteristics such as size and balance sheet composition. The paper analyzes headline performance indicators as well as their key drivers and finds that state banks exhibit significantly weaker performance, despite their larger size. This result is mainly driven by a larger holding of government securities, higher costs due to larger staffing numbers, and larger loan loss provisions reflecting weaker asset quality. The results reflect both operational inefficiencies and policy mandates. The paper also provides a detailed performance analysis of foreign and listed banks. Foreign banks are fairly new in MENA, yet perform on par with domestic banks despite their smaller size and higher investment costs. Listed banks exhibit superior performance driven by higher interest margins even in the face of higher costs associated with listing. Taken together, the results do not reject the development role for state banks, but do show that their intervention comes at a cost. As such, there is scope to reduce the share of state banks in some countries and to clarify the mandates, improve the governance, and strengthen the operational efficiency of most state banks in MENA.

Abstract

In a world where the environment is constantly changing, all organizations must adapt themselves to potential changes. Nowadays, evolutions can be used as sources of innovation and improvement. A company is continuously looking for performance to create value. That is why, the monitoring and the enhancement of the performance of a company is essential. Reaching a certain level of performance requires the implementation of a most adapted management system. &#13;And this is a strategic decision made by AMOS. The company has recently implemented a Quality Management System in order to follow carefully its operational activities. The key performance indicators developed through the new structure have an important role. They help the pilot of a process to run efficiently its daily activities. Furthermore, the global performance of AMOS is determined by a complete dashboard. A dashboard contains all the indicators implemented and has the follow purpose : the data collected lead to relevant information that facilitate the company to take optimal decisions.

Abstract

After multiple fruitless attempts at creating performance management tools allowing to assess its&#13;performance towards major corporate objectives, Brunswick Marine in EMEA, regional&#13;headquarters of the American firm Mercury Marine, decided to get an external perspective on the&#13;topic.&#13;This project thesis report is the result of a project aiming at improving Brunswick Marine in&#13;EMEA’s Strategic Performance Management System. The aim of the project was to define a&#13;process for strategic performance management in the company, while making use of Business&#13;Intelligence tools for effective reporting and automation.&#13;Indeed, its previous tools were abandoned relatively rapidly due to their lack of integration in the&#13;company’s standard performance review processes and their complex maintenance.&#13;Following a Lean Six Sigma project management approach, a standard theoretical process for&#13;Strategic Performance Management was first defined. This process was then used as a reference&#13;to both identify the root causes of the previous models’ failures and prioritize our solutions.&#13;Based on this analysis, strategy communication models were built to allow the company to cascade&#13;its strategy into objectives that would rationalize the choice of Key Performance Indicators. Some&#13;of the identified metrics were then implemented in Microsoft Power BI to showcase the benefits&#13;offered by the tool to the whole process.&#13;The resulting process from the proof of concept developed during the project would help the&#13;organization have a transversal perspective on business performance and turn data into knowledge,&#13;fostering decision-making.
