Following the exhibition ‘Tendenzen—Neuere Architektur im Tessin’ in Zurich in 1975, contemporaneous architecture in Ticino became the subject of fervent coverage in Swiss and international publications. This extended essay argues that the critical attention emancipated the narratives of Ticino architecture from the actual conditions of production, leading to the paradoxical divergence of its historiography from its history. Placing well-known external constructs, such as the notion of the School of the Ticino, against the robust skepticism of local architects and historians, the essay chronicles the long-term consequences of the misalignment between autonomous theory and situated knowledge.

Zurich is a center of global finance. Its financialized real estate influences not only the rise of rent and property prices but also methods of extracting value from housing and residents. And yet, Switzerland’s largest city has a century-old commitment to public benefit and nonprofit housing, implemented through a cooperative model of sharing resources. Even more strikingly, cooperatives have been at the forefront of architectural and urban design innovation for a broad mix of uses and household formations.Eight specific conditions have enabled a long-standing commitment to nonspeculation within Zurich’s for-profit real estate market. Through its original reading of contemporary and historic projects, Cooperative Conditions makes tangible the interplay between architectural, regulatory, and financial instruments in housing. In doing so, aspects of Zurich’s cooperative model become transferrable to other places.

Perspectives on the cornice in architecture from early modern to contemporary times. Since the rise of avant-garde modernism, the cornice has kept a low profile. Dismissed by Le Corbusier but celebrated by Erich Mendelsohn in the form of architectural rally stripes, the cornice was finally rehabilitated in the age of postmodernism. In contemporary architecture it leads a secret life between shadow gap and gutter, often reduced to the practical aspect of keeping water off the façade. Historically, however, the cornice was the crowning element of architecture. Drawn, measured, and theorized over centuries, the cornice established meaningful architectural order beyond the classical era. Much more than just a decorative element, the cornice played a crucial role in mediating between an individual and space.
