Abstract

This book describes the latest methods and tools for the management of information within facility management services and explains how it is possible to collect, organize, and use information over the life cycle of a building in order to optimize the integration of these services and improve the efficiency of processes. The coverage includes presentation and analysis of basic concepts, procedures, and international standards in the development and management of real estate inventories, building registries, and information systems for facility management. Models of strategic management are discussed and the functions and roles of the strategic management center, explained.  Detailed attention is also devoted to building information modeling (BIM) for facility management and potential interactions between information systems and BIM applications. Criteria for evaluating information system performance are identified, and guidelines of value in developing technical specifications for facility management services are proposed. The book will aid clients and facility managers in ensuring that information bases are effectively compiled and used in order to enhance building maintenance and facility management.

Abstract

This book deals with Invitations to Tender (ITTs) for the provision of Facility Management (FM) services. It presents a framework to support companies in preparing clear, comprehensive and effective ITTs, focusing on such key aspects as: organizational structures, tools and procedures for managing information, allocation of information responsibilities, procedures for services monitoring and control, quality policies, and risk management. It discusses and analyzes a range of basic terms and concepts, procedures, and international standards concerning the Tendering Process, as well as the contents of ITTs, which should represent the translation of information needs into requirements related to: the client’s goals, main categories of information to deal with, expected organization of information, modalities of reporting and control, and level of knowledge to be reached. A further major focus is on potential key innovation scenarios concerning current FM practice, such as Sustainable Procurement, Building Information Modeling (BIM), Big Data and Internet of Things (IoT) technologies, highlighting both the possible benefits and the possible risks and implications that could negatively affect the quality of FM service provision if not properly treated within the ITT. The book will be of interest to real estate owners, demand organizations and facility managers, enhancing their ability to prepare, interpret and/or critically analyze ITTs.

It presents many of the outcomes of the research Re-NetTA (Re-manufacturing Networks for Tertiary Architectures). New organisational models and tools for re-manufacturing and re-using short life components coming from tertiary buildings renewal, funded in Italy by Fondazione Cariplo for the period 2019-2021. The field of interest of the book is the building sector, focusing on various categories of tertiary buildings, characterized by short term cycles of use. The book investigates the most promising strategies and organizational models to maintain over time the value of the environmental and economic resources integrated into manufactured products, once they have been removed from buildings, by extending their useful life and their usability with the lower possible consumption of other materials and energy and with the maximum containment of emissions into the environment. The text is articulated into three sections. Part I BACKGROUND introduces the current theoretical background and identifies key strategies about circular economy and re-manufacturing processes within the building sector, focusing on tertiary architectures. It is divided into three chapters. Part II PROMISING MODELS outlines, according to a proposed framework, a set of promising circular organizational models to facilitate re-manufacturing practices and their application to the different categories of the tertiary sectors: exhibition, office and retail. This part also reports the results of active dialogues and roundtables with several categories of operators, adopting a stakeholder perspective. Part III INSIGHTS provides some insights on the issue of re-manufacturing, analyzed from different perspectives with the aim of outlining a comprehensive overview of challenges and opportunities for the application of virtuous circular processes within building sector. Abstract

This book offers a valuable tool for understanding current efforts to promote the reuse and enhancement of pre-consumer waste in the development of new products for the construction sector, as well as the financial and regulatory tools being used to support this trend. It explores the vast and complex topic of the circular economy from the perspective of strategies for the reuse/recycling of waste, and develops a number of key premises: waste reuse/recycling must be considered using a logic of cross-sectoriality, recognizing the need to enhance the “dialogue” between different sectors; pre-consumer waste is particularly interesting for the recycling market because the construction sector can reduce its environmental impacts by enhancing its capacity to use secondary raw materials and by-products from other sectors; and lastly, the manufacturing sector is currently experimenting with promising forms of reducing/recycling pre-consumer waste and is at the same time providing by-products that can be used in other production chains. As such, the book offers a valuable asset for professionals who are interested in sustainability in construction, and in the study of construction products; however, it will be equally useful for local decision-makers tasked with implementing development policies and innovations in the industrial sector.
