Abstract

This thesis starts from exploring the possibility of modifying the framework of Green et al. (2005) to take the choices of different types of assets including housing and other financial assets into account in the determination of house prices. Incorporating the prices of these assets, the supply elasticity of housing starts is estimated. Different approaches including the direct estimation of supply elasticity and the estimation through reduced form house price equations, together with techniques of analysing panel data are used to estimate the supply elasticity of Belgian housing market of the 589 municipalities separately and at country level.

Abstract

The first aim of this paper is to describe a method for the calculation of total welfare originating from different modes of transportation. A model is proposed to approach the parameters, producer surplus and consumer surplus using mathematical software. Next, car and train trips between low-density areas in Belgium and France are compared, and the situation where both stops of the studied corridors are not serviced anymore is simulated. We can conclude that the assumptions made for the model are quite important as well as the method used for the allocation of costs. They need to be considered when evaluating results. Dropping the service of the corridor might result in a welfare gain or loss depending on the loss of revenue and the gain of time, both depending on the number of passengers affected and the value of time of the rail operator. Producer surplus is the main factor to be considered for planning stops in low-density areas. If producer surplus is negative the government needs to step in in order to provide the service in those areas.
